Job Summary:

Porte is seeking an experienced Building Caretaker to join our team for a 118-suite residential community in South Surrey 1881 152 St – Alden. In this role, the Building Caretaker will oversee all operational and management aspects of the property.

Daily responsibilities will be determined through ongoing consultation and mutual agreement with the Residential Property

Manager. All tasks must be carried out following Porte Realty’s guidelines.

Job Duties.

  • Personal relations; Maintain a good and equal relationship with Residents and Residential Property Manager and
  • Building Manager. Carry out minor repair and maintenance issues in suites/buildings or arrange for Porte Realty
  • Maintenance Team to repair.
  • Janitorial duties of both interior and exterior common areas of the building.
  • Keep exterior grounds clean by picking up any garbage and sweeping walkways and driveways. This includes salting and removing snow as required.
  • Clean suites during turnovers.
  • Respond to emergencies which occur during, and occasionally outside of regular work hours.
  • Assist with liaising and coordinating with trades and management teams.
  • Assist to direct and supervise approved repair and maintenance contractors as required.
  • Assist with suite rentals – show suites to prospective tenants as required.
  • Assist with move-in and move-out inspections as required.
  • Serve notices and documents as required in compliance with the Residential Tenancy Act.
  • Be accessible by cellular phone when out of the suite/office.
  • Process all maintenance requests through Yardi Maintenance Systems.
  • Other duties as required from time to time.

Qualifications:

  • 2+ years building caretaker experience or related experience in a similar role.
  • Good working knowledge of building management and maintenance requirements.
  • Basic understanding of electrical, plumbing, and HVAC systems.
  • Good working knowledge of computers and word processing, specifically Microsoft Office.
  • Basic understanding of the Residential Tenancy Act.
  • Good communication skills, both oral and written.
  • Strong organizational skills and attention to detail.
  • Highly motivated and able to work independently, with limited direction.
  • Demonstrated ability to work as a team member.
  • Proven handyman skills are an asset.
  • Ability to meet routine physical demands.
  • Ability to work under pressure.
