- Perform hands-on property management, troubleshooting, and light maintenance tasks.
- Conduct regular inspections of properties, ensuring cleanliness and tidiness, and oversee garbage cleanup.
- Assist in preparing annual budgets for buildings.
- Support the Residential Property Manager with advertising and promotions for available and vacant suites.
- Conduct new tenant showings as directed by the Residential Property Manager.
- Work with the Residential Property Manager to conduct market surveys and set rental rates.
- Serve as the primary point of contact for tenant issues, ensuring prompt resolution and acting as a liaison between tenants and management.
- Coordinate regular servicing of critical equipment and components.
- Arrange and coordinate maintenance, repairs, and in-suite upgrades.
- Manage the monthly rent collection process.
- Follow up on rent arrears and coordinate tenant evictions as necessary.
- Assist in preparing all reporting to building owners.
- Maintain accurate files and database for the residential portfolio.
- Respond to after-hours emergencies according to company emergency protocols.
- Conduct regular building inspections to identify and address maintenance needs promptly.
- Attend staff meetings as required.
- Perform duties at other Porte properties as needed.
- Report to the Residential Property Manager.
- Minimum 2 years experience as a Resident Manager or Building Manager.
- Previous experience leasing suites, screening applicants, and conducting move-ins/move-outs.
- Ability to complete minor maintenance tasks such as patching drywall, painting, and fixing leaky faucets.
- Occasional work outside normal office hours, including evening on-call for emergencies.
- 8-hour shift.
- On-call for emergencies.
- Weekends as needed
- Salary Range: $50,000 – $60,000.
