THE DEVELOPMENT:

This role offers an exciting opportunity to be part of Olive, a new residential development in Burnaby. Located in Metrotown, Olive is a six-story wood-frame community featuring 85 homes. Sales will be conducted from a dedicated Presentation Centre, with pre-sales launching in Spring 2025.

 JOB SUMMARY:

The Sales Manager oversees the on-site sales team, ensuring all operations align with Porte Promises and company values. This role involves actively participating in pricing reviews, promotional strategies, and market research, including analyzing comparable properties, optimizing sales performance and maximize revenue.

JOB DUTIES:

Sales

  • Review and develop familiarity with the disclosure statement, product offering, and Contract of Purchase and Sale, including addenda, to ensure the ability to provide knowledgeable presentations and advice to prospects and realtors.
  • Conduct sales presentations to all prospects by visiting the presentation center, ensuring all their questions are answered and that all visitors have an exceptional experience.
  • Works effectively with outside realtors to ensure they are provided with the information they require.
  • Write Contracts of Purchase and Sale and present them to Porte.
  • Coordinates customizing options, floor plan changes and specifications changes, between the purchaser and Construction Director.
  • Follow through on each Contract of Purchase and Sale written to ensure all subjects are removed, deposits and increases of deposits are received and all addenda and paperwork are in order.
  • Follows-up on an ongoing basis, as required with prospects, purchasers and outside realtors following Porte’s established follow-up procedure.
  • Maintains deal files on site and ensures Porte head office has the same information in each file as the on-site deal files.
  • Updates Lasso with prospect information and contract details when the Sales Coordinator is away.
  • Maintains daily traffic and sales reports.
  • Attend weekly sales and marketing meetings as required, be prepared to talk about the previous week’s activities, any new marketing ideas, and weekly hot prospects, and confirm the goals for the upcoming week.

Marketing

 Regular reviews of competing sales centers to gather market intelligence and prepare a monthly competitive analysis report.

  • Actively collaborates with the local real estate community to drive sales and build strong industry relationships.
  • Ensures the accurate and effective use of CRM systems or other contact management tools by sales staff.
  • Provides strategic input on pricing, promotions, and sales initiatives to optimize revenue and market positioning.

Required Qualifications & Experience:

Education & Licensing:

  • A real estate license or a diploma in marketing or sales is preferred. Equivalent industry experience will also be considered.

Experience:

  • Minimum 5 years of experience in residential multi-family home sales.
  • At least 1 year of supervisory or leadership experience is preferred.

Skills & Abilities:

  • Exceptional customer service skills with a client-focused approach.
  • Strong verbal and written communication skills, with the ability to engage effectively with owners, clients, consultants, industry professionals, and community stakeholders.
  • Confident and articulate communicator with a persuasive and professional demeanor.
  • Proven ability to build and maintain strong industry relationships through networking and collaboration.
  • Strong negotiation skills with a strategic and results-driven mindset.
  • Experience working with CRM platforms such as Spark or Lasso is an asset.

WORKING CONDITIONS:

  • Responsible for overseeing and managing sales staff at project sites on an ongoing basis.
  • Work schedule: 5 days per week, including weekends, with standard hours from 11:00 AM to 5:30 PM.
  • Flexibility is required, including working outside regular office hours, such as evenings and weekends, based on business needs.

COMPENSATION:

We offer a competitive compensation package, including:

  • Approximately $130,00 to $150,000 Commission Based
