JOB SUMMARY:

The Residential Property Maintenance Technician plays a hands-on role in ensuring the proper functioning and upkeep of residential properties. Reporting to the Operations Manager, responsibilities include ensuring a safe living environment, addressing preventive and corrective maintenance issues, personally overseeing unit and common area renovations, completing suite turnovers and upholding compliance with quality standards and safety regulations.

JOB DUTIES:

  • Conduct regular facility inspections, personally addressing maintenance needs promptly
  • Personally engage in maintenance activities, enforcing adherence to quality and safety regulations, including the below functions:
  • Drywall skills – repairs of holes and other minor damage.
  • Mudding and Painting suites.
  • Plumbing skills – sink and faucet installation, changing out faucet cartridges and washers, shower diverters, installing dishwashers, installing toilets, replacing tank seals, fill valves, flapper valves in existing toilets.
  • Carpentry skills – hanging doors, installing cabinets, installing baseboards, installing automatic door closers, installing hardware (towel bars, toilet paper holders, door hardware, medicine/mirror cabinets), installing closet shelving, minor framing repairs, and fencing repairs.
  • Minor electrical – installing light fixtures, installing switches and receptacles.
  • Repairs of windows and patio doors (wheels, handles, adjustments).
  • Repair of tile and grout
  • Manage and address tenant maintenance requests, actively tracking and processing through Yardi.
  • Address common area maintenance tasks as required
  • Actively participate in residential unit renovations, ensuring timely completion and collaborating with the property manager on scope, timeline, and budgeting.
  • Actively contribute to common area improvement projects
  • Coordinate external contractors’ activities as required.
  • Maintain effective communication with property management, personally notifying them of major repairs or replacements needed.
  • Comfortable scheduling maintenance.
  • Provide hands-on updates with bi-weekly renovation and maintenance request status reports to the property manager.
  • Engage professionally and courteously with residents, addressing concerns promptly.
  • Occasionally participate hands-on in after-hours emergency calls.
  • Fulfill other hands-on duties as needed.

Teamwork and Supervision:

Participates actively as a key member of the property management team, fostering collaboration with colleagues and working seamlessly with the property management and maintenance team. Demonstrates strong teamwork and leadership skills, overseeing the training and supervision of staff to ensure a positive and productive working environment.

Qualifications:

Required training, experience, knowledge, skills, and abilities:

  • 3+ years of professional experience in property management, hospitality, or retail/commercial operations and maintenance.
  • Professional appearance, Vehicle provided. Note that the portfolio covers locations throughout Calgary and surrounding areas, emphasizing at least 50% of time spent north of Calgary in Livingston, Airdrie and Cochrane.
  • Ability to work outside of core hours and respond to after-hour emergencies as appropriate.
  • Strong hands-on maintenance skills with the ability to effectively troubleshoot and execute repairs in the building
  • Proven organizational skills; capable of adapting to changing client needs and delivering successful results within agreed-upon timeframes.
  • A self-starter with a hands-on mentality, demonstrating self-motivation and the ability to work both independently and in a team environment.
  • Demonstrated organizational and time management skills, exhibiting attention to detail and exceptional analytical and problem-solving abilities.
  • Dedication to providing exceptional service consistently, reflecting a commitment to doing the right thing and helping others with integrity.

COMPENSATION:

  • We offer a competitive compensation package, including:
  • Salary Range: $58,000 – $65,000. Depending on experience.
